Warranties and Insurance: Covering the Commercial Roofing System That’s Covering Your Building

There are many factors to consider when you are in the market for a new commercial roof. Maybe at the top of the list is your confidence that roofing materials are of the highest quality and will stand the test of time by providing watertight protection for 15-20 years or more.

The length and extent of roof manufacturer’s warranty coverage may depend on the type and thickness of material used. Typically, thicker membranes will have more options available with respect to warranty length and what’s covered. Basic warranties are usually provided at no extra cost, but some may require an upcharge, meaning the building owner contributes to the cost of the warranty at the time of purchase. Some warranties may require regular inspections by an authorized contractor to remain in effect. No-Dollar-Limit (NDL) warranties have no cost limitations for covered warranty claims. Most NDL warranties cover both labor and material defects. Some contractor warranties also cover workmanship.

Liability insurance covers property damage, ensuring that you get compensated if your property is destroyed because of the contractor’s work on your premises. Worker’s compensation insurance ensures that any workers injured during the roof project has their medical bills covered. Without the contractor’s insurance, you may be required to pay for the bills as the owner of the property where the accident occurred. The contractor should have sufficient insurance coverage for their entire multi-location installation operation.
