Roof Leaks: Dripping Water and So Much More

bucketsIf you’re a commercial building owner or manager and your roof is aging and/or was installed improperly, you’re likely dealing with roof leaks. Aside from the obvious annoyance of dripping water, commercial roof leaks can predict and present other, very significant problems. Here are some issues that can lurk if a leaking roof isn’t taken care of:

  • Shortened roof life. A properly installed commercial roof should last 15-20 years. Water that penetrates the roof membrane can shorten its life, because a leak can damage the deck, insulation and other roofing components, reducing the roof's ability to remain watertight. In cold, northern climates, ice can form in the roof assembly, adding stress to the roof system.

  • Slippery, dangerous floors. Water on the floor presents a risk and opens the door for workers’ compensation claims – not to mention the lawsuit potential if clients or other visitors are in the area.
  • Wet insulation = higher energy costs, plus mold, bugs and other unpleasantries. If the insulation under your roof membrane is wet, it can invite a whole host of problems – all of which could cost you significantly. Dry insulation helps keep cool spaces cool and warm spaces warm. When insulation gets wet it loses that ability, and its reduced effectiveness will likely add to the cost of both heating and cooling the building. Also, wet insulation is a great environment for mold to develop, as well as for promoting insect infestation. Mold removal and insect extermination costs can be expensive, but could pale in comparison to code violations and business interruptions.
