Defy Rooftop Aging with Professional Maintenance

Aging, of course, is a part of life. People age as each day passes and so do our roofs. The difference is that we get regular checkups that can identify potential health issues before they become big problems. In most cases, unfortunately, commercial roofs usually don’t get the same kind of attention.

If you own or manage a commercial facility of any kind, one of your primary responsibilities is to keep the people, equipment and inventory within it safe and protected from the elements. Your roof is constantly exposed to a myriad of things that can wear it down: UV radiation, temperature extremes, water, tree branches and other debris…the list goes on and on. Every day, the punishment that your roof takes protecting you and your business degrades it and makes it more vulnerable to leaks.

Because of the wide range of materials used in commercial roofing systems and the amount and variety of equipment that can be installed on top of a building, it’s best to hire a knowledgeable and reputable commercial contractor to take care of rooftop repairs and maintenance.

Experienced commercial roofing companies understand the different types of construction and materials used in commercial roofs and what their vulnerabilities are. This allows them to target potential trouble spots quickly and perform maintenance and repairs in a timely fashion. They also understand the pressures that commercial roofs undergo. For example, rooftop HVAC units offer unique challenges when it comes to moisture control and stress on support structures.

All roof manufacturers offer warranties on their products; the extent of coverage varies by manufacturer, product material, cost (sometimes upcharges apply) and other factors. It’s unlikely that any manufacturer’s warranty or contractor’s warranty will cover ongoing maintenance, however.

If you’re considering a rooftop maintenance program with a contractor, here are a few questions to consider:

  • Does the contractor use experienced roof technicians to perform the work?
  • Is the contractor on-call and available 24/7?
  • Will the contractor provide detailed reports (including photographs) of the problem and repair work that has been performed?
  • Can the contractor effectively service multiple building locations (if applicable) and provide ongoing maintenance and/or replacement plans for those locations?
